Project Overview
- Overview – Sunset Bronson Studios is a landmark mixed-use campus comprising executive offices, television and motion picture production studios, and other related functions located in Hollywood, CA.
- Parking Facility – The campus includes a 1,625 space, multi-level parking that is very heavily occupied by office tenants, production teams, and visitors. The facility includes an executive valet service and approximately 150 EV charging stations with a dedicated EV valet team.
- Technologies – Monthly and visitor parking access is controlled by a matrix of multiple, overlapping hardware and software systems at the request of the anchor tenant. Garage access and operator billing systems cannot be integrated with the revenue management platform, requiring manual inputs and creating a high risk for revenue leakage. Access credentials are used across multiple campuses, restricting the available options for innovation.
Navigating Unique Challenges
- Technology and Operations Strategy – Parking Advisors worked with the client to analyze and recommend technology and operations strategies. The goal was to automate reconciliation processes while maintaining best-in-class customer service levels, while working within the anchor tenant’s security and access control requirements.
- Database Reconciliation – Parking Advisors analyzed and organized the campus credential list, which comprised over 60,000 parking and pedestrian credentials. We reduced the list to a manageable level by eliminating duplicate and expired credentials, making it possible to innovate and upgrade the data models.
- COVID Impact and Entertainment Strikes – Our team worked with the client to manage staffing levels and other costs through the impact of COVID-19, and through the subsequent 2023 Writer’s Guild and SAG-AFTRA strikes. Year-over-year revenues declined by 33% from 2022 to 2023, and then recovered by 64% from 2023 to 2024.
- Ongoing Asset Support – Our team provides quarterly support to ensure that reconciliations are consistently performed by the operator and that revenues and operating costs remain in line with customer volumes.
